How Buying Works

Find An Agent

Contact the Shii Ann Huang Team, your real estate guide for the neighborhoods you are considering. We help shape your search, narrow the right areas, and keep the process moving with context and strategy.

Get Pre-Approved

Before you begin your search, get pre-approved for a mortgage unless you plan to pay in cash. We can connect you with a mortgage broker who will help determine your borrowing range and clarify the right price point for your search.

Visit Properties

We schedule showings and open houses for listings you'd like to see across a mix of neighborhoods and property types. This is when you refine your priorities around location, layout, amenities, condition, and long-term fit.

Negotiate

Once you find the right home, you submit an offer. If the seller counters, we guide pricing and terms throughout the negotiation so you can respond strategically and move toward agreement with confidence.

Review

Your attorney reviews the contract of sale, building financials, and board minutes. In New York City, this step is critical, and it is best handled by counsel with deep experience in co-op and condo transactions.

Sign Contract

After due diligence is complete and both sides are aligned, you sign the contract and submit the contract deposit. At this stage, the transaction becomes meaningfully more concrete.

Complete Loan Application

Finalize your mortgage application and organize the appraisal with your lender. We help keep deadlines on track and coordinate with all parties as financing progresses.

Prepare Your Board Package

For co-ops, you will assemble a board package with financial documents, references, and your mortgage commitment. We help you prepare a polished package and get ready for the board interview. Condo purchases usually require a lighter purchase application, but we guide you every step of the way.

Board Approves the Purchase

Once the board grants approval, the path to closing becomes much clearer. We coordinate with your attorney, lender, and managing agent to keep the process moving cleanly.

Bank Issues Clearance to Close

Your lender completes its final review and issues clearance to close. This is the point where financing is effectively ready and closing logistics can be finalized.

Closing Scheduled by Attorneys

The attorneys coordinate a closing date with the building, lender, and seller. We stay close to the moving pieces to make sure the final stretch stays organized.

Final Walk-Through

Before closing, you complete a final walk-through with the Shii Ann Huang Team to confirm the home is in the expected condition and ready for transfer.
